Mortgage Programs
CAL HOME MORTGAGE ASSISTANCE & REHABILITATION PROGRAMS:
The CALHOME program was established by SB 1656 (Alarcon). The program is designed to make
funds available for existing and new home owners who are from low and very low income
households. The programs are operated by local public agencies or non-profit organizations.
Eligibility for funding requires:
The State of California currently doe snot have funds for this program.
CITY OF SAN PABLO FIRST TIME HOME BUYER'S PROGRAM:
The City of San Pablo Redevelopment Agency has a program that offers up to $75,000 towards the
purchase of a home in the city of San Pablo, for low to moderate income first time home buyers.

THE CITY OF HERCULES FIRST TIME HOME BUYER'S PROGRAM
The City and Redevelopment Agency of Hercules is sponsoring a first time home buyer's program
for low to moderate income house holds purchasing int he city of Hercules. For more information,
visit www.ci.hercules.ca.us.
THE STATE OF CALIFORNIA CalFHA PROGRAM:
The California Finance Agency offers low interest rate first mortgages and a variety of down
payment assistance programs to eligible first time home buyers. For more information, visit www.
calfha.ca.gov/homebuyer, or call 1-877-922-5432 for more details about the availability of funds for
the program.

- Mortgage Assistance Program: First-time home buyer purchasing an owner-occupied property
- Rehabilitation Loan Program: Owner occupied home
- Attendance at an workshop covering the basics of home ownership
- Income that doe snot exceed 80% off the AMI (Area median income) as defined by the State of
California - Minimum loan amount of $5,000 and maximum loan amounts of $20,000
- Terms are deferred, 3% simple interest, due in 360 months (30 years)
- Maximum DTI (debt to income) ratios allowed are 42 % (up to 45% with some compensating
factors)
